Rent Ready Tips
Your property needs to be rent ready to attract the right kind of tenants- Quality and qualified tenants. To do this you need to do the following:
1. CURB APPEAL
Take care of the outside appearance of the property. This is what is popularly called "curb appeal". You only get one chance to make a good first impression! Approach your property with an objective eye. Is the yard freshly mowed, edged and any hedges trimmed? Does the entry look warm & inviting? Does the exterior look well maintained?. Have you removed all garbage and appearances of neglect off the front yard? Are all your gutters cleaned out? If you were a prospective tenant would you want to stop by to look at the interior of your property?
2. INTERIOR PRESENTATION
Is the interior clean? Does it smell good when you walk inside or does it smell of mold, mildew or nasty carpet odor? Do the appliances and fixtures sparkle? Do all light fixtures function? Are the window coverings in good condition? Are the carpets and floors clean? Do all the taps, toilets and plumbing features work properly? If you can't repair it - replace it. If you can't clean it - erase it with a fresh coat of paint.
3. ELECTRICAL
Change all broken outlet covers to new ones. Ensure all sockets have light bulbs in them. Security lights/motion detectors and electrical garage doors work properly.
4. REASONABLE RENT
Fix a price that is reasonable and comparable to the other properties in the neighborhood. Do not out price your property by setting a rental price that will turn off prospects from renting your property.
5. MONEY SAVING a. Getting a property rent ready is the surest way to rent out your property within the shortest possible time which translates to income to you.
b. Presenting your property in a rent ready state sends a message to the prospective tenant that you care about your property and this sets the standard for the prospective tenant for the maintenance of your property. This will save you costs in property repair as the tenant must maintain the standard you have already set prior to his move in to your property. | |
